A four-bedroom home positioned at the rear of a green-title block in Bedford WA has sold for $1.35 million after Nic Di Rosso created competitive tension among 11 registered buyers through a targeted marketing campaign.
The property at 86A The Strand – a four-bedroom, two-bathroom home on a large rear green-title block with three car spaces – sold via private treaty just four days after listing, achieving $342,000 above the asking price.
Transparent pricing drives competition
Nic’s strategy centred on using a ‘from price’ rather than the more common expressions of interest approach, which he says attracts the right buyers while encouraging upward competition.
“Part of the strategy with our seller was to be aggressive and go at the lower end whilst still attracting the right buyer, not the wrong buyer, by having too low a price point,” Nic said.
The vendors invested $4,400 in marketing including video content and social media reach specifically targeting Bedford’s buyers who have a mix of property options from grouped housing and older character homes.
Single home open creates urgency
More than 50 groups attended the first and only home open, with multiple buyers attempting to secure the property beforehand.
“We had a number of buyers wanting to offer whatever they could to take it off the market before the home open, which we said we were not going to do,” Nic said.
“Part of our strategy is to have the home open and have people compete and see the amount of interest. Therefore, multiple offers were achieved.”
The approach proved effective, with seven formal offers submitted from the 11 registered buyers.
Repeat client success
The sale marked the second property Nic had sold for the family, with both transactions following the same strategic approach.
“The vendors were over the moon with the high level of communications, and as this was the second property I sold for them, they believed in the strategy as it succeeded for the first one,” he said.
“It was an absolute privilege and a pleasure to be able to help my clients a second time, which made it even more valuable and important to me.”
The result significantly exceeded Bedford’s current market median, where four-bedroom homes are achieving $1.174m with an average 17 days on market, according to Domain data.
