Newcastle agent finds premium buyers after auction for luxury duplex

A brand-new four-bedroom duplex at 95B Mitchell Street, Merewether, has sold for $3.4 million after Newcastle agent Damon Sellis found the strongest buyers in post-auction negotiations.

The brand new, architecturally designed Torrens title duplex attracted over 100 groups at its first open viewing, but Damon recognised the best money would come from buyers who weren’t ready to bid on auction day.

“Given the style of the property and its high-end finishes, we felt it truly stood out as something special – there were very few like it in the area at the time,” Damon said.

“There saw plenty of interest throughout the auction campaign with great open home numbers, but we felt it was the buyers who weren’t quite ready to bid at auction who seemed the strongest.”

Three-phase campaign unlocks premium price

Damon structured the campaign across three distinct phases: pre-market feedback gathering to establish value expectations, a competitive auction period to generate momentum, and strategic post-auction negotiations with multiple interested parties.

The property went to auction on 30 September after 36 days on market – longer than initially planned, but necessary to engage the right buyer pool.

“By waiting until after the auction to continue negotiations, which became competitive, we were able to secure the best possible sale price for our owners.” Damon said.
