A five-bedroom Yeppoon house requiring extensive renovation sold for $220,000 over reserve after attracting 19 registered bidders at auction, with Rory crediting a strategic marketing campaign focused on the property’s vision over its condition.

Rory Wex and his team in Yeppoon generated competition for 34 Adelaide Park Road by reframing significant property damage as opportunity.

His four-week campaign attracted more than 50 inspection groups and culminated in 19 registered bidders competing for a 3,270-square-metre holding with prime positioning but substantial building issues.

The two-bathroom house with three-car garage presented with black mould, collapsed ceilings, water damage throughout, and overgrown land. Rory’s approach centred on cost-benefit analysis rather than cosmetic presentation.

Painting the possible

“It’s what I call the Aussie dream,” Rory said.

“You paint a picture of what it could be and you show the figures and facts to what would need to be done to bring it up to scratch.”

He provided buyers with renovation cost estimates alongside projected post-improvement values, creating a framework for informed decision-making despite the property’s condition.

“We gave an estimate of once this is fully renovated where it would most likely land, but also gave some figures on roughly what it would cost to bring it up to scratch to make it liveable again.”

The strategy resulted in more than 80 people attending auction day, with the property selling $220,000 above its $600,000 reserve.

Team coordination amplifies reach

Rory attributed part of the result to coordinated team engagement across RMW Property Agents’ Capricorn Coast operation.

The vendors praised his communication clarity throughout the four-week campaign, which concluded with the hammer falling after sustained bidding.

Yeppoon’s house market has shown consistent activity in recent months, with Domain reporting average days on market between 13 and 22 days. The result demonstrates an appetite for large parcels in established locations despite renovation requirements.
