Same-day off-market sale in Frewville secured by Klemich Real Estate partner

South Australian agent turns chance open home encounter into swift off-market success

Brenton Milewski has achieved a same-day off-market sale in Frewville, South Australia, securing $1,750,000 for a three-bedroom house after connecting interstate buyers with a property that had not yet hit the market.

Brenton knew that timing would be everything when he overheard buyers at an open inspection mention they were searching for something slightly different.

The couple had been inspecting a four-bedroom property at 52 Flemington Street in Frewville on behalf of their son, who was relocating from Queensland. While the home was impressive, it wasn’t quite right – they needed three bedrooms, not four.

Brenton saw an opportunity. He knew a three-bedroom property at 48 Flemington Street, part of the same development, was not yet on the market. Rather than let the buyers continue their search elsewhere, he approached the developer directly.

“I offered to speak with the developer about number 48, which was not yet on the market,” Brenton said.

“We secured the agency agreement to sell the property. I took the people through the home and they were very impressed – it was exactly what they were looking for.”

The result was a same-day sale at $1,750,000.

A proactive approach

Brenton’s strategy was straightforward but required swift execution. Understanding precisely what the buyers needed, he moved quickly to present the opportunity before they found an alternative.

“My strategy was simply understanding exactly what this particular client was looking for and moving quickly to show them through before the opportunity was lost,” he said.

The vendor was equally impressed with the outcome.

“The vendor said that I was the most professional agent he’s worked with,” Brenton said.
