Class Realty principal secures an unconditional result for vendors facing bridging loan costs and settlement deadlines

Class Realty’s Fadi Hajjar has sold a four-bedroom family home at 33 Surrey Avenue, Georges Hall for $1.55 million in four days, securing an unconditional result for vendors under significant financial pressure.

The vendors had purchased another property with settlement only weeks away and faced $17,000 monthly interest charges on a bridging loan. With a newborn baby and mounting financial stress, they needed to sell quickly.

Relationship-driven approach

The vendors had attended one of Fadi’s open homes two years earlier but ultimately purchased elsewhere. When the time came to sell, they remembered the experience and reached out directly to Class Realty.

“I still had his number saved in my phone so I answered using his name,” Fadi said.

“He was surprised that I still remembered him and I knew which property he had walked through. He was so happy to know that I had remembered him.”

“I told Peter that it’s a good idea to prepare all our marketing material in case the buyer didn’t go ahead so that we can move to the market quickly,” Fadi said.

“So on the Monday after we met and he gave us the go-ahead, I got our photographer out and we had all our marketing materials ready to go.”

The home attracted both families and developers, supported by the fact it held CDC approval for a duplex — expanding its appeal and giving the campaign clear buyer segments to engage.

Using auction conditions to create urgency

When the campaign went live, Fadi removed the price guide and introduced an auction date to set a defined deadline. The auction framework also allowed him to identify committed buyers early, with the option to sell before the day if the right conditions were met.

“We know that generally our most serious buyers are the ones that first come through the property,” Fadi said. “These are people who have been on the search, have finance approved and are ready to go.”

Fast buyer engagement and an unconditional outcome

The eventual buyer was a developer who had missed out on another property at auction that Saturday and was ready to act. Their interest aligned with the vendors’ need for speed, and the opportunity to secure the property before auction prompted swift negotiations.

The buyer brought the settlement date forward to help ease the pressure on the vendors — a key factor in reaching an unconditional agreement that met everyone’s needs.

The unconditional sale in four days delivered both the speed and certainty the vendors required.

Domain.com.au reports Georges Hall’s median price for four-bedroom houses at $1.44 million, with the area attracting families due to its population profile skewing between 20 and 39 years of age. The $1.55 million result reflected both the property’s condition and Fadi’s ability to convert urgency into a premium position.
