A 33-square-metre retail shop at Bondi Road has sold for $830,000 after a competitive expressions of interest campaign led by Nicholas Armstrong-Smith in Bondi Junction.
The result came from a multi-channel marketing approach that combined online exposure through realcommercial.com.au and commercialrealestate.com.au with physical signage targeting foot and vehicle traffic, social media and office window display, plus targeted outreach to Nicholas’ extensive investor and owner-occupier database.
With small, affordable retail spaces rare in Bondi, the campaign attracted strong interest from both buyer segments.

Shop 13/221–231 Bondi Road, Bondi drew multiple expressions of interest before selling to a local business operator.
“It was hotly contested,” Nicholas said.
“We showed the property to various interested parties, both investors and owner-occupiers. Ultimately, it sold for a great price to a lovely local family.”
The vendor had previously sold another property through Nicholas – a testament to the relationship-driven approach that defines the agent’s practice.
