Century 21 agent secures studio sale without traditional marketing spend

A studio apartment at 508/29 Newland Street, Bondi Junction has sold for $442,000 off-market through Century 21 Armstrong-Smith’s targeted database and social media campaign.

Nicholas Armstrong-Smith, who leads the Bondi Junction agency, secured the sale without traditional marketing investment by leveraging existing investor connections and strategic digital outreach.

The fifth-floor security studio in a building adjacent to the agency’s office featured an internal laundry, air conditioning, integrated kitchen, and access to a rooftop pool. The property offers a level walk to Westfield shopping centre and Bondi Junction station.

Strategic database approach

Nicholas’s team drew on extensive local knowledge of the complex, accumulated over years of sales and property management, to identify potential buyers.

“We marketed to our database and through contacts we met whilst selling unit 521 in the same building recently, using marketing techniques we’ve honed after many years,” Nicholas said.

“We used social media through all our connections and newsletters, as well as our contacts and people we knew were interested as investors from overseas and locally looking for studio apartments as investments.”

The vendors praised the agency’s communication approach throughout the off-market process.

“They appreciate the extra mile that we go to with our communication and keeping them informed during the process,” Nicholas said.

The campaign generated strong existing database inquiry while attracting new interest through the agency’s very visual window display directly next door to the building and social media presence, eliminating the need for additional marketing expenditure.
