Database strategy drives seven offers on Lake Macquarie family home

Four-bedroom house in Jewells attracts seven offers after comprehensive campaign

Lisa Borstel of Raine & Horne Belmont guided 10 Melanie Close through a 21-day private treaty campaign that attracted over 100 inquiries, demonstrating the power of comprehensive database marketing in the Lake Macquarie region.

Campaign strategy

The single-level brick-and-tile house with a double garage on a 645-square-metre block, with a mezzanine level, was initially guided at $1 million to $1.1 million before launching on 27 October.

Lisa prioritised database outreach before releasing the property to major portals including realestate.com.au and domain.com.au.

“We did a comprehensive marketing campaign focusing on database release, going to the portals, and ran two opens – one on the Saturday which we had 35 groups through, and another one on the Monday which we had 11 groups through,” Lisa said.

The dual open home strategy proved effective in building momentum, with 46 groups inspecting across both sessions.

Buyer appeal

Contracts exchanged on 11 November and went unconditional seven days later, with Lisa managing the transaction for interstate vendors.

The property’s single-level configuration, quality construction and proximity to local schools drove strong buyer interest in a suburb where 29 houses changed hands over the past year according to Domain data.

“The house was in a great location, a good suburb and local schools… A quality single-level brick and tile home,” Lisa said.

The vendors were managing the sale from interstate, adding complexity to the transaction that required clear communication and local market expertise.

Market context

Jewells sits within the Lake Macquarie local government area, where family homes with strong school access continue to attract consistent buyer attention.

The $1,152,500 result reflects premium pricing for well-presented houses in established neighbourhoods with practical layouts and low-maintenance appeal.

Lisa’s 21 years of experience selling property across Lake Macquarie and Newcastle provided the local knowledge required to position the campaign effectively and manage multiple offers through to unconditional exchange.

The result demonstrates how agents with deep community ties and systematic marketing approaches can deliver above-guide outcomes even when managing vendors from afar.
