A seven-bedroom house at 202 Malabar Road, South Coogee, has sold for $4.45 million after Nick Papas used architectural renders to help buyers see past its unrenovated state.
The Agents & Co principal ran a 27-day private treaty campaign that focused on showing buyers the property’s potential rather than asking them to imagine it.
“This property was unrenovated although very large – it did require an extensive renovation,” Nick says.
“What we did was actually show buyers what the potential of the property would be and what it would look like, so we had renders made up of how the property could look renovated and how that finished product would look to a potential buyer.”
Targeting the right buyer
The seven-bedroom, five-bathroom house with nine car spaces sits in one of Sydney’s most desirable coastal pockets, within walking distance of beaches, cafes and restaurants.
Nick tailored the campaign to families seeking the South Coogee lifestyle with ocean views, using the renders to bridge the gap between the home’s current condition and its future possibilities.
The vendors had previously listed the property without success, making the result particularly meaningful.
“The vendors loved it – the fact that we achieved [the sale],” Nick says.
“This was the second time they had their property on the market, and seeing that property finally sold so they can move on to their next stage in life was probably the most rewarding part.”
Creating excitement for both parties
The strategy also delivered for the buyers, who purchased with clear vision and enthusiasm for the renovation ahead.
“Seeing the family who purchased it – they can’t wait to get in there and start this renovation and just get the place looking amazing,” Nick says.
South Coogee’s property market reflects strong demand across housing types, with Domain.com.au reporting notably high median prices for four and five-bedroom houses in the Eastern Suburbs suburb.
The $4.45 million result aligns with View.com.au data showing a median price of $4.5 million for the area, with 37 properties sold and a rental yield of 2.8 per cent.
