Strategic pricing and digital urgency drive fast Greenwith sale

Dual inspections and digital tools create competitive edge for downsizers

A four-bedroom house in Greenwith sold in under 10 days and well above its advertised range, thanks to a campaign led by Eriks Draiska of Plaza Real Estate in Tea Tree Gully.

The property, a four-bedroom, two-bathroom house with a single carport and extensive additional parking for boats, caravans or multiple vehicles, was marketed via private treaty with a 10 per cent price range and sold in mid 2025.

Eriks scheduled just two open inspections, creating concentrated buyer activity while allowing genuine purchasers to return for a second viewing.

“We used a price range strategy to attract a broader audience while keeping expectations realistic,” Eriks said.

“The two inspection times maximised access and buyer engagement, allowing them to come back for a second time.”

Digital tools helped create competitive urgency

The campaign deployed digital offer management software to notify all registered buyers instantly when new offers were submitted, supplemented by personal phone calls from Eriks’ team.

“This created very strong competitive urgency, so buyers knew they would miss out if they delayed or offered too low,” he said.

“As a result, the final offer exceeded expectations and sold well above the range.”

Managing fairness across multiple bidders

Eriks said maintaining transparency throughout the offer process was critical to buyer confidence.

“Managing multiple offers while maintaining fairness and transparency is key, and the software helped buyers feel informed and not left out,” he said.

“The dual inspections drew a good mix of serious buyers and gave the campaign momentum very early on.”

Marketing emphasised the property’s lifestyle flexibility and low-maintenance appeal, positioning it for both families and downsizers.

The vendors, long-term owners transitioning into a retirement village, had worked with Eriks previously.

“They were exceptionally pleased because any extra money they made would make a huge difference to their lifestyle in the next property, appreciating the transparent process and care taken to achieve the best result for their circumstances,” Eriks said.

According to market data from Domain and View, Greenwith’s housing market shows stable demand for three and four-bedroom homes, with a reported rental yield of 3.8 per cent and 113 properties sold in the 12 months to June 2025.
