Beachfront apartment attracts 77 bids in competitive Bilinga auction

McGrath agent's renovation advice and auction strategy deliver result almost double suburb median

A three-bedroom beachfront apartment at 261 Golden Four Drive, Bilinga, sold under the hammer for $2.7 million after a 21-day campaign by Tony Holland and Rachael Ford of McGrath Coolangatta / Tweed Heads.

The result represents almost double the suburb’s $1.4 million unit median, according to View.com.au data, and followed 77 bids from four registered bidders at an on-site auction held on 13 September 2025.

Tony’s pre-listing advice to the vendors focused on targeted renovations designed to enhance the apartment’s appeal in a market characterised by limited beachfront stock.

“The apartment was in original condition, and we provided advice on the renovation works the vendors should undertake prior to listing — with the aim of avoiding overcapitalisation and maximising the sale result,” Tony said. “The vendors followed our advice and were delighted with the outcome.”

Auction strategy for rare stock

The decision to pursue an auction rather than a private treaty reflected the difficulty of accurately pricing a property with few direct comparables in the immediate area.

“We suggested an on-site auction as there were only a handful of beachfront properties available for sale in the immediate area and very few recent sales with the same characteristics,” Tony said.

“Therefore, it was difficult to price the property accurately, so we decided to let the market decide by way of a short 21-day auction campaign.”

The three-bedroom, two-bathroom apartment with two car spaces attracted strong interest throughout the campaign, culminating in an intense bidding environment on auction day and a sale price that comfortably exceeded the vendors’ expectations.

Competitive bidding drives result

The auction progressed rapidly, with the final two registered bidders competing actively from $2.4 million through to the successful sale price.

“It was an extremely fast auction,” Tony said. “We had 77 bids, with the final two registered bidders actively bidding from $2.4 million through to the successful sale price.”

The competitive tension demonstrated the effectiveness of the auction method in allowing genuine market demand to determine value, particularly for properties where traditional comparable-sales analysis proves insufficient.
