Mark Anderson has sold a six-bedroom family home in the highly sought-after Browne Avenue, Dalkeith in the low $4m’s via private treaty after eight days on market, with decisive buyers moving ahead of five others who were still weighing up their options.

The preparation advantage
The vendors moved out before the campaign began, giving Mark full access to prepare the home. The house was already in excellent condition, so the focus became decluttering and removing the everyday traces of family life — toys included — while maintaining its warmth.
“The vendors are really nice people and great to work for. In fact, this was the third occasion we have worked together,” Mark said.
“We’d been speaking over the last 12 months and their brief was: we are very genuine about selling. We’re not necessarily looking for a quick sale, but we do want to sell, so we’ll leave it up to you Mark because you are our agent and this is what you do best.”

The scarcity story

“That’s why I sincerely believe it is a forever location,” Mark said. “That’s what attracted all the interest.”
Six buyers, one moved fast
The campaign drew six genuinely interested buyers, but only one couple was ready to act. The others were still searching for their ideal configuration — a slightly different layout or accommodation mix.
For the successful buyers, location was the priority.
“The buyers were looking for that long-term hold,” Mark said. “While they won’t fill all the bedrooms immediately, there is certainly scope for a family in the future.”
The couple viewed the property and knew straightaway it was what they had been looking for.
“When buyers come through a home open, they know whether they love the house by the time they reach the back door or step into the garden,” Mark said. “It then becomes a matter of working through the reasons not to buy. These people were confident.”
Mark ran three home opens in quick succession across the eight-day campaign, generating strong attendance before presenting the offer. The vendors were delighted with the result.
The Perth market read
For sellers considering Dalkeith or nearby Nedlands, Mark’s advice is measured: the market remains strong, but buyers are considered in their approach.
“Twelve months ago you may have had six buyers moving at the same time,” he said. “Now, out of six buyers, you might have one who moves sooner than the others. There’s less urgency — but if the property is the right one, people will act.”
