Antony Doolin has sold a four-bedroom house at 44 Redwood Crescent, Melville for $1.85 million via private treaty, with the back garden becoming the deciding factor for the family who secured the property.

The campaign took 70 days in a market affected by geopolitical uncertainty and federal budget announcements — conditions that required clear-eyed pricing advice from the outset.

Targeting two buyer pools

Antony designed the campaign to appeal to both developers and families, recognising the property’s dual appeal.

“We started off the campaign pitching to both developers and families due to the zoning of the block and the size of land, location, and orientation,” Antony said.

The strategy worked. Interest came from developers, families, and buyers wanting to demolish and build new — generating three offers throughout the campaign.

But it was a family who saw the property’s long-term lifestyle value.

The back garden factor

The family showed strong interest in the property. Then they saw the back garden.

“Once they’d seen the size of the home, the layout, and also the back garden, which really sealed the deal for them, because they wanted their kids to have space to run around and play in the garden, as well as enjoy the barbecues with friends and family,” Antony said.

They ultimately reached an agreement with the vendor — reflecting how much the property appealed to them.

Antony suspects it’s the type of property that they could stay in for the next 20 years, just as the previous owners had done.

Pricing to current conditions

The campaign unfolded as Perth market sentiment shifted. Antony’s advice to the vendors was pragmatic: price to the market today, not the market from six months ago.

“Buyers are responding to well-presented properties that are priced in line with the current market and not the market that was six months ago,” Antony said.

The vendors listened. They absorbed feedback throughout the campaign and could see the final price would enable their next move.

“The vendors were really easy to work with, listened to the advice given to them and the feedback, and ultimately decided that they could see this was the best price for them and to help them move on to their next step,” Antony said.
