The honesty approach

Brenton Milewski has sold a three-bedroom house at 18 Birksgate Drive, Urrbrae for $1,266,000 in six days by doing something counterintuitive: being completely honest about the repair work it needed.

The property needed some repair work and TLC. Rather than downplay this, Brenton made it central to the marketing strategy.

“We framed the property as one which needed some repair work and TLC,” Brenton said.

“We presented the property as one that would respond very well to refurbishment and remodelling, or possibly even total redevelopment. If the property was to be totally demolished and rebuilt, a two-storey property that could be built, subject to the necessary consents, would take advantage of the panoramic views of the city and the coast.”

The approach worked. Brenton opened the property on Saturday and Sunday of the first weekend. Forty groups came through in two days.

The competition story

Several offers arrived immediately after the weekend inspections. The volume of interest convinced Brenton to bring the best-offers deadline forward from early September to the following Wednesday.

Five offers came through in total. The top two were close enough that both buyers revised their positions, going unconditional rather than subject to finance to strengthen their hand.

“It was a very close run between the top two offers,” Brenton said.

“Both offers revised their initial offer to go unconditional rather than subject to finance.”

Brenton presented both offers to the vendors without recommendation, laying out the facts and letting them choose based on what mattered most to them.

The buyer profile

The successful buyers were a young local couple who had been living in a smaller home within the same council area. They wanted space to create a family home and saw exactly that potential in the 803-square-metre block.

The land size gave them options. They could renovate the existing three-bedroom, two-bathroom house. They could extend. Or they could start fresh and take advantage of the elevated views a two-storey build would unlock.

They moved quickly because they could see the competition building.

The vendor relief

The vendors had been anxious about how the market would respond to a property needing some repair work and TLC. Brenton reassured them that fair pricing and transparency would be respected.

“They were very relieved because they were concerned, obviously, given the repair work the property needed,” Brenton said.

“They weren’t sure exactly how the market would respond. I reassured them that we priced it fairly, we’ve been very transparent with the market, and I’m sure they would respect that, and they did.”

The campaign delivered a positive outcome for both parties. Relief turned to delight.

The location advantage

Urrbrae sits within Adelaide’s inner-south suburbs, appealing to buyers seeking established neighbourhoods with larger land parcels. The 803-square-metre block offered scope similar to nearby Mitcham and Colonel Light Gardens properties, where buyers pay premiums for land size and potential.
