Before entering the property industry, Pardeep Singh had always been passionate about sales, working in the car sales business where he would buy vehicles, perform maintenance work, and sell them at a profit.

However, in 2016-17, he stumbled across an opportunity to join a small agency.

His entry into real estate wasn’t easy. In his first year with a small company, he struggled to gain traction, selling only two to three properties annually without any real training.

In 2020, he moved to a larger franchise, where he spent two years developing his skills before making another change.

“I was sitting on Facebook, and sent a message to Michael Choi, and the way he provided me the platform – it’s changed my life,” Pardeep said.

Finding his strength

Pardeep now operates in Pakenham and Officer, working in a mixed market of new and old houses with a median price starting from $750,000.

The area is predominantly serviced by first home buyers and investors, with only 20-30 per cent of clients upgrading to larger properties.

“I’m lucky working in that area where there is always something happening,” he said.

“The first home buyer is always in there. Market will go up and down, but they’re always there.”

Pardeep attributes his success to his ability to make clients feel comfortable and build genuine relationships.

“I make everyone comfortable. This is in my blood, in my nature,” he said.

“Majority of my buyers, majority of vendors are good friends of mine. People become very comfortable with me.”

He acknowledges that while this personal approach is largely beneficial, it requires careful management when clients become too comfortable sharing personal matters.

“There is no person in this world who is 100 per cent perfect,” Pardeep said.

“I am a good salesperson, negotiator, but I’m not good with my admin.”

“Small things on the admin side – if I was starting on my own, there are tons of things which I would have to do by myself,” he said.

The business now operates with a team of three, including two associates, and Pardeep has also launched his own rental division.

Aiming for 100

Last year, Pardeep sold 55-60 properties, but he’s set his sights significantly higher for this year.

“I’m assuming this year I will cross 100 for sure,” he said.

His strategy for achieving this ambitious goal centres on consistent marketing and visibility.

“Marketing – I have to show my face all the time,” he said.

“My strength is reaching out every day. If I can’t do it, I delegate my work to someone to do it for me.”

The approach is already paying dividends, with clients approaching him based on his visible presence in the area.

“So many boards are sold in the market. People approach me and say, ‘Hey, Pardeep, you’ve sold so many properties here,'” he said.

For Pardeep, success comes down to taking calculated risks and maintaining consistency.

“Majority of people are thinking we should not take a risk,” he said.

“But if you will not start doing or start taking any initiative or taking any sort of risk, you will not be successful.”

“Success at the end of the day is consistency. If we keep doing one thing every day, every day, definitely we’ll get successful.”
