Karen Magnotta has sold a 4-bedroom house at 41 Trafalgar Drive, Prospect Vale for $825,000, with a broad marketing campaign attracting strong interest before a local upgrader secured the property after 45 days.
The campaign strategy
Karen Magnotta positioned the 4-bedroom house at 41 Trafalgar Drive for maximum reach, targeting interstate buyers through agent networks while highlighting features that would appeal across demographics — from retirees to young families with school-aged children.
“We advertised it broadly and reached out to our interstate counterparts,” Karen said.
“We focused on the area being very family-friendly, a flat area suitable for retirees, young families and any school-aged children that could walk to the local high school.”
The approach generated steady interstate interest, but local buyers proved most responsive to the property’s specific appeal.
What caught buyers’ attention
Inspection feedback centred on practical features that would reduce ongoing costs and maintenance. The unusual floor plan prompted discussion, but two elements stood out consistently.
“The positive feedback was about the parking and it had 36 solar panels on the roof as well, which was well-regarded,” Karen said.
The property offered a double garage plus three additional car spaces on a 698-square-metre block — serious parking capacity in a suburban setting. The 36-panel solar array ticked the sustainability box for environmentally conscious buyers, though running-cost reduction was the primary draw.
The buyer’s decision
Ultimately, a local buyer upgrading from their previous home committed to the property after a 45-day campaign.
The property’s location, low-maintenance block and practical features aligned well with what they were seeking in their next home.
About Prospect Vale
Prospect Vale’s quiet residential character and proximity to St Patrick’s College positions it as family-friendly territory within the broader Launceston market. The flat, easy-to-maintain blocks typical of the area appeal to retirees, young families and school-aged households within walking distance of local educational facilities.
The sellers’ response
The vendors, who had owned the home for a decade, embraced Karen’s campaign recommendations and felt genuine satisfaction with the outcome.
“They were really on board with all of my suggestions for the campaign,” Karen said.
“They are very happy that somebody young has purchased the property and will hopefully breathe a bit of fresh life into it and enjoy it as they have for the last decade or so.”
That generational handover — sellers pleased that a young buyer would bring fresh energy to a home they’d loved — added emotional weight to the transaction beyond the price point.
Market outlook
Karen sees current conditions in Launceston as strong, with Prospect Vale’s broad buyer appeal creating opportunity for vendors considering a move.
“The location itself is highly desirable amongst a broad range of buyers,” she said.
“I think the market at the moment in Launceston in general is very strong, but in the future I suspect that may change in line with the rest of the country. So therefore if anybody’s looking to sell, I would be jumping onto the market right now.”
