When that process was exhausted with limited traction, Bryce shifted to full market exposure — listing on Domain and realestate.com.au with a fixed price of $749,000 and running three open homes.
“We got limited traction with those past database buyers as the market sentiment had changed,” Bryce said.
“We needed to find a bigger pool of buyers, hence why we then came to a full market process.”
Reading the signals on the ground
Bryce was seeing what the headlines weren’t capturing — feedback and buyer inquiries were lower across the board, influenced by recent taxation changes, higher interest rates, and what he describes as “genuine glass half empty commentary” around the property sector.
But when he brought the property to full market, the picture changed.
“This turned a corner when a wider pool of buyers was able to view the property and transact and show interest,” he said.
The momentum shift came in week three, when buyer numbers through the open homes doubled compared to week one.
“When we got double the volume of buyers through week three compared to week one, I knew we were creating some traction,” Bryce said.

The property was purchased by a first-home buyer relocating from elsewhere — drawn to Cessnock for what Bryce describes as “size over substance.”
They were prioritising space and value over location prestige or newer finishes, and once an offer was accepted, the pest and building evaluations proceeded smoothly without any sticking points.
