Ray White Special Projects welcomes experienced acquisitions specialist Kate Blucher

Ray White Special Projects Queensland is pleased to announce the appointment of Kate Blucher as property analyst, further strengthening the team's capability across the development site and greenfield land sectors.

Kate brings close to two decades of experience spanning property advisory, transactions, and acquisitions across both private and institutional sectors.

Kate began her career as a commercial sales analyst before joining Deloitte Real Estate in the transactions team, specialising in the sale of inner-city apartment development sites. 

She later spent several years in Deloitte Real Estate’s strategic advisory division, working with major landowners and government clients on large-scale property assessments and value-add strategies.

Kate then transitioned into the development space with Frasers Property, gaining hands-on experience in acquisitions and development, securing both greenfield and infill apartment sites. 

Most recently, she served as acquisitions manager at ASX-listed developer Cedar Woods Properties, where she was responsible for sourcing and negotiating the purchase of major greenfield master planned community sites across South East Queensland.

Returning now to the agency side of the property industry, Kate said she is excited to join a team she has long admired.

“I’ve known Matthew Fritzsche, Tony Williams, and Mark Creevey for many years, often working with them from the other side of the transaction,” Kate said.

Kate said that when working with land owners in recent off market transactions, she has observed the level of direct approaches from developers to buy their property is the highest it has been in recent times.

“Whilst it is an enviable position to be in, it is more often than not an extremely stressful time for land owners with uncertainty if they are working with a reputable development group and not leaving money on the table.

“For many landowners it is a once in a lifetime opportunity to sell their property, often the family home, as a development site and recognise financial returns most can only dream of.

“Due to these heightened market conditions, and my experience being an acquisition manager for major development groups, the best way for landowners to truly capture the maximum market value and compare all genuine offers is to run a controlled competitive sales process,” Kate said.

In her new role, Kate will support the team in client engagement, site identification, and analysis, leveraging her extensive knowledge of Queensland’s greenfield markets to help developers identify and secure new opportunities.

“It’s an exciting time to be in transactions,” Kate said. 

“With rising construction costs over recent years, many developers are shifting their sole focus to greenfield land, making the market more competitive than ever. Groups from Victoria are increasingly prioritising Queensland, particularly with the momentum leading up to the Olympics. Areas such as Logan, Ipswich, and Moreton Bay are seeing strong activity, with developers now even looking further north and west as these markets tighten.”
