“It’s all about preparation — making sure everything’s ready before you go live,” Tom said.
“Having all photos and marketing material ready, open home brochures printed, open homes booked in, seller’s disclosure statements completed — so if you get an offer on day one you can actually act on it straight away.”
The structured approach was validated by the quick result that followed.
The seller who was already ahead
The vendor made Tom’s job easier by already being motivated and organised. She was cleaning, decluttering, and preparing for the move before the conversation about listing even happened.
“She was very much on top of it, trying to organise things and prepare for her move, which empties out the house a little bit,” Tom said.
“I didn’t need to suggest any maintenance. She was already telling me what she was going to do. It was just a matter of giving her a couple of weeks to do those jobs and make sure that when we’re going to market, we’re all ready.”

“A lot of people don’t completely understand what the process is or may not have been through that process before,” Tom said.
“So a lot of it’s just constant communication with all of the buyers involved about what’s happening with their offer, where they’re at, what they need to do.”

“What works best is to be ready to sell before you go online,” Tom said.
“The house needs to be in 100% presentation. You’re moving your home, but you’re selling the property. So we need to get the property in the best presentation as possible. When you go live with the property, you’re 100% ready to accept offers and negotiate the best offers, which generally means you can get some multiple parties interested all at the same time that help drive up that final sales price.”
