Treasure hunt marketing drives early sale of seven-bedroom Flagstaff Hill home

Rebecca Giameos has sold a seven-bedroom house at 39 York Drive, Flagstaff Hill for $1.4 million after a creative best offers campaign that attracted over 20 groups per open and closed early.

The campaign was designed to run for three weekends, but Rebecca accepted an offer after just 15 days when two highly motivated families emerged — one needing space for seven family members, the other planning multigenerational living with potential for a pool and granny flat.

The treasure hunt strategy

Rebecca created a pirate-themed treasure hunt for children at each open, complete with an authentic-looking treasure map. The route wasn’t random — it deliberately led families down a pathway to discover a second garden level that many buyers would have overlooked.

“The top level of the garden was still a good-sized yard, but there was basically another secret garden down a pathway to another really large portion of nature garden before you reached the Sturt Gorge in the background,” Rebecca said.

“What it did was it made parents go down to that second garden, second level, and see just what was truly on offer with the property. And great excitement for the kids because they got to do a treasure hunt and pick their own treasure out once they found the treasure chest.”

The strategy worked. Over 20 groups attended each open, and the marketing created genuine buzz around the property.

Two buyer profiles emerged

The seven-bedroom configuration and 1,500-square-metre allotment attracted two distinct buyer types. A family of seven was drawn to the sheer size and space the home offered. The second family saw the potential for multigenerational living, with plans to add a pool and potentially a granny flat.

Both buyers were serious enough that Rebecca didn’t want to risk them finding alternative properties while waiting for the full campaign period to conclude.

Flagstaff Hill sits in the foothills of the Adelaide Hills, offering family-oriented suburban living with proximity to Blackwood Recreation Centre, local schools including Flagstaff Hill R-7 primary school, and Sturt Gorge reserve. The area’s median house price sits around $900,000–$1 million, with steady growth driven by strong family demand and limited supply.

Making the transition easier

For the vendors, the sale marked the end of a long-term ownership and the beginning of their transition into a lifestyle living.

“They were overjoyed with all aspects. The fact that the level that I went to as far as with the marketing and doing the treasure hunt, they just couldn’t believe an agent would go to that extreme,” Rebecca said.

“It had been a long time home for them and it was their last opportunity to sell a property because they were going into a lifestyle living set up. So it really helped them.”
