A Rose Bay couple who’d spent months looking for the right apartment finally found it at Eastgate Gardens in Bondi Junction — no stairs, central location, $2.395 million — after Century 21 Armstrong-Smith’s Nicholas Armstrong-Smith ran a 30-day campaign with a VIP event for building owners.
The sale demonstrates how hyperlocal market knowledge and community-focused marketing can unlock hidden demand — in this case, a buyer waiting for the right opportunity rather than actively searching the broader market.
The two-bed, two-bath apartment with one car space at 81–83 Spring Street sold before auction to the downsizing couple from Rose Bay, who were captured by the building’s easy access and central Bondi Junction location.
When the community does the selling
Nicholas launched the campaign with a VIP event targeting owners in the Eastgate Gardens development at 81–83 Spring Street — a building directly opposite his office where the agency has built a strong sales history.
“We have a huge following of people in the building, so we invite them along to our first open for inspection by leaflet dropping, calling, texting and emailing,” Nicholas said.
“We always find that the best salespeople come from within these buildings. We love people to start talking about us and the property that has become available.”
Century 21 cupcakes and drinks created the event atmosphere, with Nicholas describing the response as overwhelmingly positive.
“It’s a real tight-knit community in that particular development with great building management and great facilities including the two tennis courts,” he said.
The buyer who was waiting
While the VIP launch generated interest from within the building, the successful buyers came from outside — a downsizing couple from Rose Bay who had been looking for some time but were not specifically searching for Eastgate Gardens.
“They loved the absolute convenience being right in the middle of Bondi Junction above the shopping centre and the fact that there were no stairs as their last property had a lot of stairs,” Nicholas said.
The couple ultimately chose the apartment because of its location and the development’s amenities.
The exchange moved quickly once the buyers inspected, with a four-week settlement period locked in.
Demand spills to the floor above
Several interested parties who missed out have since moved to inspect another unit Nicholas holds in the building, reflecting sustained demand at this address.
The vendors — interstate owners divesting to purchase closer to family — were pleased with the outcome and speed of the transaction.
For Nicholas, the sale reinforces the value of hyperlocal positioning and community connection. He recommends vendors consider a VIP launch, invest in strong marketing and stay open to agent feedback throughout the campaign.
