Hampton apartment attracts 11 contract holders in five-week campaign

Strategic photography capturing northern light on a sunny day drove strong buyer competition for Kye Bongiorno’s two-bedroom Hampton apartment at 95 Highett Road, which sold for $530,000 after 36 days on market.

The campaign generated significant interest, attracting just shy of 80 buying groups through the property and 11 contract holders, with three genuine buyers ultimately missing out.

“We had 11 contract holders, just shy of 80 buying groups through in total; three genuine buyers missed out,” Kye said.

Photography strategy captured buyer attention

Kye’s marketing approach centred on ensuring the apartment’s northern light exposure was presented at its best.

“We ensured we were able to encapsulate the northern light by making sure it was photographed on a sunny day,” he said.

The strategy resonated with buyers inspecting the property, who responded to the overall offering.

“Boutique block of 18 units in a central locale, great indoor and outdoor flow, multiple outdoor zones, good internal space — it was a good proposition for the marketplace,” Kye said.

Negotiation focused on value and buyer capacity

The negotiation phase required balancing multiple interested parties while ensuring buyers clearly understood the value of the property.

“Our main goal was to negotiate with this buyer, encouraging them as far as they could comfortably go, while also ensuring they recognised the value of what was on offer,” Kye said.

The vendors were delighted with the outcome when contracts exchanged.

First-home buyer market remains active

Kye sees continuing demand in Hampton’s affordable apartment segment, particularly from first-home buyers.

“This apartment was more akin to first-home buyers — there’s certainly still an appetite for this type of asset locally, and there are multiple genuine buyers still on their search,” he said.

The campaign maintained steady momentum throughout the 36-day marketing period, with consistent and qualified buying groups attending each week.

“Each week, through attracting consistent and qualified buying groups, we felt confident we would achieve a successful outcome,” Kye said.
