Off-market apartment sale saves vendor $15,000 while securing harbour views buyer

Jeremy McPherson sold a 1-bedroom apartment at 35/22 Mosman Street for $835,000 off-market in just two weeks, saving his vendor $15,000 in marketing costs while securing a local buyer drawn to harbour and city skyline views.

Database intelligence meets off-market opportunity

Jeremy McPherson had just sold the neighbouring apartment at 16/22 Mosman Street for $820,000 when he identified an opportunity that would save his next vendor thousands while delivering a premium result.

With 20 buyers from that campaign still active in his database — 10 of whom had already taken contracts on other properties — Jeremy approached the owner of apartment 35 with a proposition: go off-market, skip the staging and marketing spend, and target buyers who already knew what the building could offer.

“We had a lot of buyers that were looking for a slightly better view and a larger parking space,” Jeremy said.

“I could identify those that were still interested and migrated them across to the current property that I had for sale.”

The 1-bedroom apartment at 35/22 Mosman Street went under contract on 13 April for $835,000 after just two weeks — exceeding the neighbouring sale by $15,000 and the area’s one-bedroom apartment median price by $12,500.

The buyer who’d been searching for months

The successful buyer was a local who had sold his property to a developer and been actively searching for a light-filled apartment with views. Jeremy had been introduced to him through DiJones’s developments team, and the buyer had already inspected several one-bedroom apartments in the area.

What made this property different was its combination of harbour and city skyline views from the balcony, along with a recently renovated kitchen and bathroom.

“He was really looking for an apartment that was light and bright, which also had views,” Jeremy said.

“Although it was quite a compact apartment, it had everything that they were needing, including a lovely balcony with views.”

Buyers who came through commented on how well the space worked despite its compact footprint, and how the recent renovations elevated the presentation without requiring staging.

The $15,000 saving that sealed the strategy

Jeremy made a deliberate call not to stage the apartment, keeping marketing costs as low as possible while using the neighbouring sale as proof of what could be achieved in the space.

“My focus was getting people through as quickly as possible once we had sold the other apartment so that they were still hot buyers and they hadn’t purchased something already,” he said.

The vendor was particularly pleased with the outcome — achieving a strong result while saving around $15,000 in staging and marketing costs, and avoiding the stress of multiple open homes or an auction day.

Why Mosman appeals

Mosman is an affluent harbourside suburb with a population of 28,470, where 65% of residents are owner-occupiers. The area appeals to families and professionals drawn to its proximity to Sydney CBD, harbour views and catchment for Mosman Public School and Mosman High School. The 1-bedroom apartment market in Mosman has a current median price of $822,500.

What it means for the next Mosman seller

Jeremy’s advice for property owners looking to sell in the current market centres on working with agents who have active buyers in the same price point.

“When we’re in a market like we are now, which is slightly tighter and a little bit harder to sell properties in, I would recommend going with an agent who’s selling a lot in the same price point as they will be working with active buyers,” he said.

“From working with active buyers from previous sales, the agent will be able to know what their true maximum budget is. They’ll also know the timeframe in which that person does need to buy.”

Jeremy emphasised that DiJones’s shared database model across 24 non-franchise offices gives agents access to every buyer who comes through any DiJones open home — a structural advantage that makes off-market campaigns particularly effective.

“We share everything and this is what makes us so strong,” he said.

In addition to its shared database, DiJones also incorporates targeted digital outreach to buyers already engaging with the brand, allowing campaigns to connect with qualified audiences early in the process — an approach that can be effective when a suitable buyer is secured prior to a broader launch.

The strength of the result at 22 Mosman Street has already had a tangible impact within the building, with another owner engaging Jeremy after seeing the outcome and the strategy executed on the sale.
