Henderson kicks off spring sales with a bang

The Gold Coast’s spring property selling season has started with a big bang for the team from John Henderson Professionals Mermaid Beach who smashed out nearly $10 million in sales this week.

Of the 14 properties up for sale at the Hendersons’ Spring Auction Spectacular on Tuesday, 10 were sold on the night for a combined total of almost $10 million.

John Henderson Professionals Mermaid Beach director Luke Henderson said he is expecting the remaining four properties will sell in the coming days.

The biggest sale of the night was the auction in one lot of 7 and 9 Williams Street, Mermaid Beach. Gold Coast dentist Barry Young had placed the two properties – a trendy three-bedroom cottage sitting on 405sqm at 9 William Street and the adjoining duplex building at 7 Williams – under the hammer.

The auction attracted more than 40 bids from five bidders, before a battle emerged between two potential buyers, both of whom are prominent Gold Coast business identities. Auctioneer Justin Nicholson announced the properties were on the market at $2.862 million but the bids kept climbing until the hammer came down at $2.996 million.

Another property that attracted plenty of interest was a full-floor apartment at 121 Hedges Avenue, which was owned by the late high-profile builder Peter Fardoulys AM, the founder of Fardoulys Constructions.

The apartment in the “Solano” building on the street known locally as Millionaire’s Row eventually sold under the hammer for $1.225 million after attracting more than 30 bids from three competing buyers.

Other properties sold included:

  • 14 Dudley Street, Mermaid Beach: an older-style, three-bedroom beach cottage on a 405sqm block that sold for $1.365 million.
  • 18 Mascala Parade, Mermaid Waters: a single-storey three-bedroom brick home on a dry block that sold for $632,500.
  • 36 Selkirk Avenue, Benowa Waters: a four-bedroom waterfront home that sold for $1.675 million.
  • A two-bedroom apartment in the Focus building at 114 The Esplanade, Surfers Paradise that sold for $380,000.

Mr Henderson said his agency had set the example that he expected other agencies would follow with their own spring auctions.

“Our auction events have enjoyed incredible success over the past few years,’’ Mr Henderson said.

“Our clearance rate tonight was again well above 70 per cent and this just shows you the power of auctions when you are operating in the property market.”

With southern markets showing signs of improvement, interest rates low, the Gold Coast population growing and the regional economy remaining strong, Mr Henderson said it is  good time for sellers to be on the market.

 “At the moment, there is still strong demand from potential buyers looking to upgrade to properties in the Mermaid Beach and Miami area but on the supply side, the number of sellers in the market has reduced,” he said.
