Dual-income setup and land size attract developer to St. Albans house

Yogi Flis has sold a 3-bedroom house with 2-bedroom granny flat at 121 William Street, St. Albans, for $808,000 via private treaty, attracting a developer who saw both immediate rental income and future subdivision potential.

The campaign succeeded because Yogi invested in showing buyers what was possible. A professional site plan made the 767-square-metre block’s development potential visible from the first click, and targeted messaging positioned the property as both a cash-flow asset today and a subdivision opportunity tomorrow.

The buyer profile

The winning buyer was a developer looking to hold and rent the property in the short term while planning a future subdivision. The dual-living setup — a 3-bedroom front house and 2-bedroom granny flat — delivered immediate rental return from two income streams, while the land size opened the door to a longer-term development play.

“Buyers were commenting on the granny flat and the great potential for dual rental income,” Yogi said.

The site plan gave developers a clear view of what they could do with the block without needing to imagine it themselves.

The preparation strategy

Yogi commissioned a professional site plan before the campaign launched, giving buyers a visual reference for the block’s subdivision potential. That level of preparation signalled to developers that the property had been packaged with their needs in mind.

The listing ran across realestate.com.au, Domain and the major property portals, with messaging tailored to investors and developers through Yogi’s database. The photos emphasised the granny flat, land layout and site plan, making the dual-income and development story clear from the outset.

“Clear photos, a site plan and a well-presented home — if there’s potential for another tiny flat or bungalow at the back, show it,” Yogi said.

The location

St. Albans is an established residential suburb in Melbourne’s west with access to schools, shopping centres, parks and public transport. The area appeals to investors and developers seeking affordability and infrastructure within reach of the CBD. William Street sits in a long-settled neighbourhood where many residents have lived for more than a decade.

A comparable 5-bedroom house nearby at 1 Willis Street was listed with an indicative range of $930,000–$1,020,000, reflecting the premium buyers place on larger blocks with development potential in the suburb.

The seller’s view

The vendors provided Yogi with what he described as the best review he’d ever received. They praised his honesty, market knowledge and commitment to achieving a strong result even as market conditions shifted during the campaign.

“Yogi’s professionalism was second to none. He was open and honest in his communications and always looked after my best interests. In a downward-turning market, he never stopped working in my best interest. Rather than asking me to lower my expectations, he worked even harder to achieve a great outcome for me.”

The property went under contract on 31 August after approximately 60 days on the market.
