Colemon understood that working buyers needed more than Saturday open homes — so he built a 27-day auction campaign around flexibility, staging midweek inspections that drew the family who would ultimately pay $2.295 million for a renovated four-bedroom-plus-study house in Campsie, NSW.
The buyers were relocating from Cronulla, drawn by the metro completion scheduled for one to two months away — part of a broader pattern Colemon is tracking across the Campsie-Canterbury corridor.
“We’re seeing a lot of families coming from the south looking at real estate in Campsie and Canterbury,” Colemon said.
“One of the main drawcards is the metro finishing in about one to two months.”
Five bidders and 150 attendees
The auction drew five registered bidders, with three competing intensely in front of 150 attendees. Bidding opened at $2.1 million — the guide and approximate reserve — and climbed in $25,000 and $50,000 increments, pushing the final price well above expectations.
“As soon as we had that many bidders, we knew it was on,” Colemon said.
“Our price guide and reserve were very realistic. It was just a matter of how great the result would be. In the current market environment, this result in Campsie is excellent.”
Midweek open homes and strategic presentation
Colemon’s campaign featured two to three open homes weekly, including Saturday inspections plus Wednesday evening and Thursday afternoon sessions — designed to accommodate working buyers in an area where many work weekends.
“We strategically did midweek open homes just to allow flexibility for all the buyers coming through,” Colemon said.
“A lot of buyers are impatient and busy, so your agent needs to be ready to show people through straight away.”
The property was styled before listing, with professional photography showcasing the renovation. Colemon emphasised that presentation was critical in attracting buyers looking for move-in-ready homes.
“A lot of buyers want to walk in and live straight away without needing further renovations,” he said.
“That’s what attracted the great result for this home.”
Advice for future sellers
Colemon’s message to property owners considering listing in Campsie is straightforward: price realistically, present exceptionally, and work with an agent who understands buyer schedules.
“The market isn’t very rosy at the moment, but if you price your property right, present the home well, and your agent is flexible with inspection times, you can achieve strong results,” Colemon said.
“Styling is very important. If you can’t style, at least present the home exceptionally well.”
The vendors were delighted with the outcome, with Colemon noting they hadn’t expected a result well above reserve in just 27 days given current market conditions.
