Bryce Gibson knew the flood development control overlay on 6 Nelson Street, Cessnock would be a conversation point with buyers, so he made it part of the conversation from the first advertisement.
“We needed to make sure we were disclosing that through the advertisement, which we were, and pricing that restriction accordingly, which we did,” Bryce said.
“Pitching that idea to the owner made complete sense for them because they purchased it in a similar way. It made sure not only were we transparent and authentic, but we were also cutting to the chase that people knew the value proposition that was available.”
The strategy worked. The 3-bedroom house sold for $635,000 in 39 days via private treaty to a first-home buyer who could see past the overlay to what the property actually offered.
What buyers noticed most
Bryce said most buyers at inspections were interested in the property’s land size, its proximity to town services like shops, schools, and sporting facilities, and the fact it was a genuine three-bedroom home.
“Most homes in this price range are often two bedrooms plus a study. So I think a combination of all those things were what drew people there and what they liked most about it,” he said.
“Yes, flooding was obviously discussed, but as more of a supplementary or secondary comment or conversation.”
The buyer profile
The successful buyer was a first-home buyer living in the wider Lower Hunter Valley, not local to Cessnock but familiar with the region.
They were drawn to the property specifically because the large 1,303 m² block allowed them to construct a larger garage to house their motor vehicles and other personal effects.
“That was probably the big driving factor for them, the land size allowing them to rebuild a newer garage,” Bryce said.
“Being first-home buyers, it was also an affordable price point, allowing them to also qualify for the grants available from the government.”
The neighbourhood context
Cessnock sits in the Lower Hunter Valley as a regional centre with a mix of agriculture, tourism, and community facilities. The property’s location near schools, shops, and sporting facilities appealed to buyers looking for convenient family living, with this sale sitting firmly in the affordable first-home buyer segment.
Advice for future sellers
Bryce’s advice for property owners in Cessnock reflects what worked on this campaign: price it right from day one, particularly in the current market.
“The things that I think owners need to consider in the current market with the current headwinds that we are facing, that well-priced properties will always sell well regardless of the market forces at play,” he said.
“Overpricing or being too advantageous with a strategy does not bear fruit. So my best advice: price your property well, promote the property well, and pleasure and profit should be the result.”
The vendors were aligned with Bryce’s strategy from the outset, motivated and clear on the approach. They were pleased with the outcome.
