Green spaces boost property values by up to 17 per cent

Properties featuring greenery are commanding significant price premiums and attracting more buyer interest across Australia, according to new research.

The Plant Value Report, commissioned by Greener Spaces Better Places and based on 12 months of Domain property listing data, reveals that homes with landscaped gardens, established trees, or even indoor plants consistently outperform those without green features.

Houses with greenery can sell for 17.4 per cent more on average, equating to approximately $140,000 in added value.

These properties also attract up to 7 per cent more buyer views and typically sell one day faster than homes lacking green features.

For units, the green premium is similarly impressive at 16.1 per cent, translating to about $100,000 more on average.

Units with greenery tend to sell up to three days faster than those without.

Regional properties experience the strongest benefit, with homes featuring green outdoor spaces selling for up to 24 per cent more, adding as much as $154,000 to the sale price.

The impact is even more pronounced in dense urban markets like Sydney, where access to green space is limited.

Houses with greenery in Sydney can sell for 28.7 per cent more, while units can command a 23.4 per cent premium.

Despite these clear financial benefits, only one in three houses and one in six unit listings currently feature greenery, suggesting a significant opportunity for sellers who invest in green features to gain a competitive edge in the market.

Domain’s Chief of Research and Economics, Dr Nicola Powell, said that green spaces add tangible value to properties by meeting buyers’ growing desire for quality of life and environmental amenities.

“Greenery is not just a nice-to-have, it’s a clear economic advantage in today’s property market,” Dr Powell said.

Interior expert Neale Whitaker highlighted the transformative power of plants in creating appealing spaces for potential buyers.

“Greenery has an incredible ability to transform a space, softening and uplifting it to create instant appeal,” Mr Whitaker said.

“Whether it’s a leafy balcony, a few well-placed plants, or a landscaped garden, adding greenery helps buyers imagine a home that feels welcoming and alive.”

The report indicates that greenery represents more than just visual appeal, it signifies investment, quality, and lifestyle value, all of which are increasingly important factors for today’s property buyers.

Wes Fleming of Fleming’s Nurseries welcomed the findings as confirmation of what the horticulture industry has long understood about the value of plants in homes.

“Greenery doesn’t just look good – it can transform how a home feels and connect with people,” Mr Fleming said.

“Even small, thoughtful touches like plants or a balcony garden can add real value and make a big impact.

โ€œYou don’t need acres of land to make an impact; even small, thoughtful touches of green can add genuine value.”
