Emma Orchard has sold a three-bedroom mid-century home in Hamilton Hill, Western Australia, for $1.14 million after just eight days on market, with five offers and twenty competitive adjustments.
Emma Orchard knew the 1960s-built home at 143 Forrest Road had something special — not just solid mid-century bones, but a 707-square-metre block with wide side access perfect for future subdivision. The challenge was making sure buyers saw both stories at once.
Emma arranged targeted painting to freshen the original interiors, then brought in staging that complemented the home’s mid-century character. The furniture choices weren’t just about aesthetics — they helped buyers visualise the lifestyle potential of a low-maintenance solid home that could also unlock future value.
“This property was a 1960 solid home in original condition, but it had beautiful mid-century features,” Emma said.
“We focused heavily on not only the low-maintenance solid home, but also the availability to subdivide the property because it had a nice wide side access — very easy subdivision could be done down the track.”
The campaign attracts broad interest
The property went live on a Tuesday. Emma scheduled 45-minute open homes for the Saturday and Sunday, expecting solid interest. The response exceeded expectations.
“We conducted a home open on the Saturday and the Sunday and received offers just straight after the Saturday’s home open,” Emma said.
Buyers loved the era of the home and its solid construction. Even though it sat on a busy road, the horseshoe driveway meant families didn’t have to reverse out into traffic — a practical safety feature that resonated strongly with parents.
Five offers and twenty adjustments
The competition was fierce. Five offers arrived, triggering twenty competitive adjustments as buyers fought to secure the property.
“The competition was fierce with everybody wanting to secure this home and we’re very happy with the outcome,” Emma said.
The successful buyers were a local family who saw the long-term investment potential clearly.
“They bought the property as an investment to retain for their two girls for in the future — they could subdivide it and each of the girls would have a block each,” Emma explained.
“But in the meantime, it’s a good low-maintenance investment property until that time.”
Hamilton Hill’s established appeal
Hamilton Hill is an established southern coastal suburb of Fremantle in the City of Cockburn. The area offers convenient access to parks, schools, shops and public transport, with median house values sitting around $1.12 million — making this result comfortably above the local benchmark.
Above-appraisal result for interstate seller
The seller, based in Melbourne, was thrilled with both the price and the service. Emma coordinated all the preparation work remotely, keeping him informed throughout the competitive negotiation process.
“The seller was extremely happy with the outcome because we achieved above the initial appraisal price,” Emma said.
The result validates Emma’s strategy of presenting the property’s dual appeal — a solid family home today with genuine future subdivision potential that attracted buyers across multiple categories.
