Australia’s top 100 streets for property values revealed

A new report from Suburbtrends has uncovered the top 100 streets in Australia for high-value properties.

Sydney accounted for the bulk of entries on the list, home to a total of 51 ‘top streets’, according to the research and advisory firm.

Melbourne is home to 27 top streets and Perth two.

Suburbtrends used price estimates generated by AI modelling to compile the list, ranking streets by their estimated value rather than relying on recent sales data.

Byron Bay in NSW and Toorak in Victoria were the suburbs with the most entries (10 each).

This was followed by Brighton, Victoria and Vaucluse, NSW (nine each); Hunters Hill, NSW (eight); Manly, NSW (seven); Mosman, NSW and Noosaville, Queensland (five each); and Hawthorn, Victoria and Sunshine Beach, Queensland (four each).

Suburbtrends Founder Kent Lardner said locations close to the beach or harbour ranked highly.

He noted many suburbs on the list were outside of the capital cities.

“Byron Bay and Noosa suburbs represented around 20 per cent of the results, which was rather
surprising,” Mr Lardner said.

“It highlights how much wealth now sits outside of the top suburbs of the capital cities.”

Mr Lardner said the methodology was not about selecting locations with one or two
sales of mansions or streets with very large block sizes.

This meant it would be possible to find other addresses with higher individual sales that might not have made the list.

“We have selected streets with a significant number of houses with the highest overall median
prices, rather than selecting a street based on the sale of one mansion,” he said.

The list was compiled by generating house price estimates for every street in Australia and then removing streets where prices couldn’t be generated for five or more properties or where the median lot size was more than 2000sq m.

“Our methodology has created a very different ‘top streets’ list representing streets with a significant number of high priced properties and surrounded by the highest priced homes in the country,” Mr Lardner said.

Mr Lardner said the rankings were a useful tool for comparing different locations within a suburb.

“Home buyers, sellers and agents should know how a street ranks within a suburb, especially in
today’s market,” he said.

“For sellers and agents, this can help sell a home just like any other feature. For buyers, more listings are now entering the market compared to previous years.”
