Andrew Ferraro has secured an off-market sale at $917,000 for a four-bedroom house in Lysterfield, finding a buyer who wanted to return to the area they’d previously called home.
The vendor initially planned a traditional public campaign after probate clearance, but Andrew suggested a different approach.
“I recommended that while we waited for probate to be granted, we try an off-market sale,” Andrew said.
“If we didn’t happen to get a buyer in the off-market period, it would at least give us really good feedback before transitioning to a live campaign.”
Database mining delivers 13 inspections
Andrew targeted buyers from his database who were actively searching in the $800,000 to $1.1 million range, matching them against comparable properties he had listed at the time.
The strategy delivered 13 off-market inspections over approximately two months, with multiple parties showing interest.
“I did have other buyers who were looking to secure the property, but it was just beneath the advertised range,” Andrew said.
“They are still looking, which is good intel for other sellers in the area.”
Returning to familiar territory
The successful buyers were a young family from Narre Warren who had previously lived in the Rowville and Lysterfield area and wanted to return.
They were seeking a larger home to accommodate their growing family, and the property’s honest presentation and long-term potential sealed the decision.
“The house itself is about 30 years old, and there have been no changes to it in that time, but it was kept in really good condition,” Andrew said.
“It’s in a quiet position of Lysterfield, so there’s not a lot of traffic. The home is just an honest product — it’s not trying to be something that it’s not.”
The buyers could see themselves updating the property over time while enjoying the well-maintained street and peaceful setting.
Location appeal
Lysterfield offers a family-oriented lifestyle in Melbourne’s outer east, with bushland character and access to Lysterfield Park and Lake for outdoor recreation. The quiet street positioning appealed to buyers seeking space and tranquillity, with daily services available in nearby Rowville and Knox City.
Vendor saves campaign costs
The off-market result meant the vendor avoided committing to a full public campaign while still achieving an outcome they were happy with.
“They’re very happy that they were able to save money and didn’t have to commit to a full campaign,” Andrew said.
“We’re here to respect the wishes of the vendor and what they’re wanting to achieve.”
The approach demonstrates how experienced agents can turn waiting periods into productive opportunities, testing genuine buyer appetite while minimising risk and cost for sellers navigating estate settlements.
