Albert Sassoon from Pacific Property Buyers has negotiated the off-market purchase of a combined 1,400sqm development site in Rose Bay for approximately $43 million, amalgamating three separate titles into a single opportunity.
The acquisition at 2, 4 and 6 Conway Avenue brought together two houses and two apartments on a single site, purchased through Mark Yates of Raine & Horne Double Bay without public marketing.
Contracts exchanged in late July following a four-week due diligence period, with the existing structures destined for demolition to make way for a new apartment development.
Relationships unlock opportunity
Albert identified the opportunity through his extensive eastern suburbs network, built over 25 years as a selling agent before transitioning to buyer’s agency.
“Being a real estate agent for 25 years in the eastern suburbs, I built great relationships with the majority of agents,” Sassoon said.
“Those relationships got closer and tighter as I became a buyer’s agent. We knew how each other worked and we knew that we could work together.”
The client brief focused specifically on small development sites, with Albert’s market intelligence quickly identifying the Conway Avenue properties as a strategic match.

The off-market nature of the deal enabled rapid execution, with the four-week due diligence period leading directly to exchange.
“The property was off-market, which we identified as something that could be purchased quickly,” Sassoon said.
“We entered into a due diligence period of four weeks and exchanged contracts four weeks later.”
