Strategic auction timing delivers first home for previous auction underbidder in Epping

Adam Velardi has sold a 3-bedroom house at 15 Farmhouse Boulevard, Epping, for $888,000 at auction — $38,000 over the vendor’s reserve — after a 24-day campaign that strategically sequenced two auctions to convert a disappointed bidder into a successful first-home buyer.

The sale outcome wasn’t just about the price. Adam deliberately scheduled this auction immediately after a larger 4-bedroom property, creating a deliberate pathway for serious buyers who might miss out on the first home.

“We had a very keen buyer interested in the four-bedroom home come across to the three-bedroom home, which we had invited him to from one of the open homes,” Adam said.

“He really did like the three-bedroom home but wanted to go all out on the four-bedroom, which he was unsuccessful at. He then came to the three-bedroom home and purchased it at the auction.”

The auction dynamics

Three registered bidders opened at $780,000. Then the buyer who’d missed out on the larger property made his move — jumping straight to $840,000.

Two bidders battled from $840,000 to $860,000 in $10,000 increments before the final stretch saw bids tighten to $5,000 rises, then — in a telling sign of determination — three consecutive $1,000 bids that pushed the price to $888,000.

“He loved the location of the home and felt that he was buying a home off me,” Adam said.

“As I was a trustful agent, he felt confident buying from. He was currently living in a factory that he had owned — his first time buying a residential property.”

What made the property work

The house itself ticked multiple boxes for a first-home buyer ready to transition from industrial living to suburban comfort: move-in ready presentation, outdoor entertaining space, and rear access on a generous block.

No renovation was required — a key consideration for someone purchasing their first residential property and wanting to move straight in.

The vendor outcome

Adam had set expectations during the campaign, advising the vendors the property was worth between $800,000 and $850,000. They set a $850,000 reserve despite market conditions.

When the hammer fell at $888,000, they were delighted — both at the price premium and the efficiency of the 24-day campaign.

The Epping context

Farmhouse Boulevard sits in a newer family-oriented pocket of Epping, with strong owner-occupancy and proximity to Epping Views Primary School and Edgars Creek Secondary College. The suburb’s 3-bedroom house median sits at $692,000, making this $888,000 result a standout performance in an active local market averaging 38 days on market.

What it demonstrates

The result shows how strategic auction sequencing can create opportunity from disappointment. By giving serious buyers a pathway between two properties, Adam turned a missed opportunity into a life-changing purchase — and delivered a result that exceeded his vendor’s expectations by nearly $40,000.

For a first-home buyer transitioning from factory to family home, the trust factor proved decisive.
