For apartment residents, balconies extend living space and create a private outdoor retreat, while for villa owners they enhance views and ventilation.
The findings indicate that UAE residents’ preferences fall into three key categories: universal essentials, climate and community needs, and convenience or luxury features.
Shared amenities remain highly valued, particularly among renters, with shared pools and gyms ranking fourth and fifth, garnering 3.4 million and 3 million searches respectively.
Pet-friendly homes have also emerged as a rising priority, reflecting shifting attitudes toward pets as family members. The UAE pet care market, now worth USD 350–400 million, underscores the growing demand for residential communities that accommodate animals.
Private pools remain a hallmark of luxury living, ranking seventh overall with 2.7 million searches — a feature valued for leisure, status, and entertainment.
Covered parking, waterfront views, and private gardens also feature prominently among the top ten most searched-for amenities, showing that comfort, convenience, and lifestyle continue to shape buyer and renter choices across the UAE property market.
