The fastest-selling suburbs across the country

Camden South, in Sydney’s southwest, is the nation’s fastest-selling suburb, with three-bedroom houses snapped up after an average 14 days on market.

According to Real Estate Investar, NSW, the ACT and Tasmania have the fastest selling suburbs in the country.

Eager buyers are also targeting three-bedroom houses in Gordon in the ACT, which are selling after an average of 16 days days on market, followed by New Town in Tasmania (16 days), Horsley in NSW (17 days) and Norwood in Tasmania (18 days).

PropTech Group Chief Executive Officer and Managing Director, Joe Hanna said NSW was the fastest-selling state in Australia.

“The average time on the market in NSW’s fastest-selling suburb is 14 days,” Mr Hanna said.

“Time on the market in the fastest-selling suburbs in all the other states is significantly longer. 

“For Queensland it is 21 days, in Victoria it is 25 days, and in WA it is 41 days.

“Even in WA’s fastest selling suburbs, it takes three-times longer for homes to sell than the national average.”

Mr Hanna said the one clear pattern that he’d witnessed is that houses are by far the fastest-selling property type.

“Ninety per cent of the properties in the 50 fastest-selling suburb categories are houses,” he said.

“Three out of five of the top 50 are three-bedroom homes, 14 per cent are four-bedroom homes, 8 per cent are two-bedroom homes, and only 4 per cent are one-bedroom homes.”

The only unit market to make it into the top 10 was Manly Vale on the Northern Beaches of Sydney.

“Two-bedroom units in that Northern Beaches suburb sell after just 18 days on the market, as do studio and one-bedroom units,” Mr Hanna said.

While Queensland didn’t have any suburbs in the top 10, there are still a number of locations that performed well.

“The fastest-selling homes in Queensland are two-bedroom houses in Gympie, which disappear from the market after an average of just 21 days,” Mr Hanna said. 

“Two-bedroom townhouses in Oxenford and three-bedroom houses in Mount Coolum are tied for second in Queensland, selling after an average of 25 days on the market. 

“Tied for fourth and fifth place, are four-bedroom houses in the suburbs of Wishart and Murarrie, which each sell after an average of 26 days on the market.”

Across Victoria, there is clearly more demand for larger houses, Mr Hanna said.

“In Victoria, four-bedroom houses in the suburb of Langwarrin are the fastest-selling property and spend an average of just 25 days on the market,” he said. 

“Victoria is the only state where four-bedroom houses are top-ranked. 

“Three-bedroom houses in Chelsea Heights and Anglesea are tied for second place, selling after an average of 26 days on the market.“

Homes in the fastest-selling suburbs in Western Australia can take three times as long to sell as those in NSW. 

Three-bedroom houses in Hamersley are the fastest-selling in WA, at 41 days on the market. 

Two-bedroom houses in Maylands and three-bedroom houses in Floreat tie for second, at 43 days on the market.
