Rachel Lawrie of Stadium Real Estate secured 12 competing buyer groups for a four-bedroom Clearview new-build by positioning the builder’s reputation and transparency as the primary selling point — achieving $1.2 million prior to auction after 14 days on market.
The property at 55D Robert Avenue, Clearview, attracted 12 buyer groups.
It went under contract on 9 April after 14 days on market.
Differentiation strategy targeted livability and builder trust
The home was the final release in a boutique group of three, with the owners retaining the third property. Rachel positioned it as a premium offering through strategic staging that emphasised space efficiency and livability features not standard in volume new builds.
“We looked in depth at livability features — what makes it efficient, comfortable, healthy and attractive to new home buyers and reduces their running costs,” Rachel said.
“We thought it was very important that people could see that in comparison to other new properties they’d walk into.”
The campaign highlighted the builder’s reputation and commitment to ongoing support, positioning the smaller builder as an advantage rather than a limitation.
Builder relationship emerged as buying decision factor
Buyers responded to both the property’s finishes and the builder relationship.
“They commented on the finishes of the property, but also that they had that understanding that the builder was going to be there legitimately for them,” Rachel said.
“They loved that every room showed great space and that it just had that little bit extra that they don’t usually see in the new builds.”
The 12 unsuccessful buyer groups remain active in Clearview and surrounding areas, indicating sustained demand at this price point.
Quality scrutiny reshaping the new-build market
Rachel identified a significant shift in how buyers approach new-build properties in the area.
“Buyers are looking for quality and they are definitely comparing builder to builder,” she said.
“There’s a lot of comments coming about the different builds and builders that they’ve gone to see. The new-build market is highly competitive, but buyers are scrutinising it heavily.”
Transparency emerged as a key success factor, with buyers providing positive feedback about how Rachel presented the property’s features and answered questions during inspections.
The vendors accepted the prior-to-auction offer, satisfied they had found suitable buyers and achieved their sale objectives.
The sale price exceeded Clearview’s $930,000 median four-bedroom house price, reflecting the premium positioning and strong buyer competition.
