Belinda Turner has sold a five-bedroom house at 51 Observatory Drive, Reedy Creek for $1,987,500 after 92 days on market, closing the deal with interstate buyers who never physically inspected the property.
The campaign began in strong market conditions but required a strategic pivot when the broader Gold Coast market shifted. Rather than reducing price to signal urgency, Belinda focused on demonstrating value while maintaining price integrity.
The digital sales strategy
When market conditions changed, Belinda enhanced the online presence with refined pricing presentation, added professional video content, and structured VIP inspections alongside evening viewings to maximise accessibility.
“We were very, very strong on maintaining price, but still obviously speaking to the market, showing value,” Belinda said.
The approach included tapping into Ray White’s Nurture Cloud system to reconnect with qualified buyers who had previously viewed the property or were searching in similar Reedy Creek locations.
The interstate buyers
The successful buyers were an interstate family relocating to be close to friends and family already living in Reedy Creek. They conducted the entire purchase process remotely — never stepping foot inside the home.
Belinda conducted multiple live FaceTime walkthroughs, including a two-hour video session during the building and pest inspection where she walked through every detail with the inspector while the buyers watched remotely.
“They were very much, in terms of every time we were there, hands-on,” Belinda said.
“They knew the area, so they knew where the house was in terms of location, and they were extremely impressed by the quality of the home, even though they haven’t seen it in person yet.”
The buyers acted swiftly once they committed, presenting a strong initial offer with favourable conditions and moving quickly to exchange.
What buyers noticed
Throughout the campaign, inspection feedback consistently highlighted the home’s family-friendly proportions — five bedrooms, three bathrooms, and three-car garage across a substantial open floor plan.
“The constant feedback was that it was a lovely size home, great for a family, and the location has always been a desirable place for families and that demographic to relocate to,” Belinda said.
The property’s generous layout and multiple living areas suited the buyers’ need for space as they prepared to relocate with their family.
The Observatory location
Observatory Drive sits in Reedy Creek’s elevated master-planned enclave, known for larger family homes with bushland outlooks and proximity to parkland. The area offers easy M1 access, Robina Town Centre nearby, and local schools including Clover Hill State School — appealing to families seeking a rural feel close to the coast.
The sold moment
For the vendors, the reality of the sale hit when the sold sticker went on the board a few days after contracts were signed. After a longer campaign with some unexpected moments, seeing that physical confirmation made it real.
“They hadn’t expected that it would happen all so quickly,” Belinda said.
The sale demonstrates how maintaining vendor confidence through market shifts, combined with strategic digital tools and database leverage, can deliver results even when traditional inspection paths aren’t possible.
