Nick Kruger finds the right buyer as investor demand disappeared right at the start of the campaign

Nick Kruger from Your Haven Realty has sold a 2-bedroom unit in inner-south Dutton Park for $750,000 after navigating interest rate rises and budget changes that eliminated investor demand at the outset.

The double headwind

Nick from Your Haven Realty listed 5/21 Grantham Street in June 2026, just as interest rates increased and a budget announcement changed investment lending and taxation rules.

“This one was listed right at the change of the budget announcement, the interest rates increasing, so it was a difficult time,” Nick says.

The timing eliminated the investor pool overnight. For a 2-bedroom, 1-bathroom unit positioned as both a lifestyle property and a future investment play, losing that entire buyer segment at the very start of the campaign was significant.

Finding the right family

The property itself had strong fundamentals — freshly painted, modern presentation, close to Boggo Road train station. Dutton Park sits in Brisbane’s inner south, close to the CBD with strong transport links and proximity to Princess Alexandra Hospital, University of Queensland, and Brisbane South State Secondary College.

But 38 inspection groups and four written offers over 85 days told Nick the challenge wasn’t generating interest. It was converting that interest into the right buyer.

“The unit was located at the back of the complex. Some people were worried about the noise from the local school. Some also commented that they wanted a bit more outdoor entertaining space,” Nick says.

The property had no balcony or enclosed courtyard — a genuine concern for buyers seeking outdoor space. The school proximity, meanwhile, divided opinion.

Then the new Boggo Road Village complex opened halfway through the campaign, driving more foot traffic to the area. The eventual buyers were a local family who had been looking nearby.

“They were looking for something that would suit their situation as the family now, but also for future investment, being the location,” Nick says.

What other buyers saw as school noise, this family saw as school access. The $750,000 price point and location sealed the deal.

The honest reset

Nick had received offers at the same level in the campaign’s first three weeks. But vendor expectations at that point were higher, aligned with what similar properties had achieved earlier in the year.

“In the peak of the market earlier in the year, I believe this would’ve achieved a lot more than what it did get at the time it has sold,” Nick says.

As the market shifted, so did the strategy.

“We had to adjust realistically to where the market was positioned and other units, apartments selling in the suburb as well,” he says.

The vendors were pleased with the outcome — not because they got what they originally hoped for, but because Nick guided them through the reset with honest, realistic advice.

What it means for Brisbane’s inner-city sellers

For anyone listing in the inner-city area today, Nick’s advice is clear: understand the market has changed.

“If you’re going to the market looking for prices that were being achieved six months ago, there are less buyers in the market. There’s hardly any investors looking,” he says.

The lesson from this campaign is not about overcoming obstacles — it’s about reading the market accurately, adjusting expectations honestly, and finding the buyer who values what the property actually offers rather than chasing a buyer pool that no longer exists.
