A young couple beat three rivals to claim their first home — a four-bedroom Randwick townhouse with a rooftop multi-purpose room — paying $2,775,000 at auction through Nicholas Armstrong-Smith of Century 21 Armstrong-Smith.

Nicholas secured vendor permission years earlier when he sold another townhouse in the complex, allowing him to invest in presentation work before any marketing commenced.

“We had the opportunity to go in there with the owner’s permission and get the property ready for marketing,” Nicholas said.

The preparation included professional styling, gardening and cleaning — transforming the property before a single buyer walked through.

The four-week auction campaign attracted buyers seeking space rarely available at this price point in Randwick.

The rooftop that changed the conversation

Inspection feedback centred on the property’s generous proportions and a multi-purpose rooftop room that exceeded buyer expectations.

“They loved the size of the property. They especially liked that it had this huge rooftop room with beautiful high arched ceilings,” Nicholas said.

“It could be used as a playroom or a cinema or a billiard room. It also had a lovely big courtyard — unique for Randwick in that you get a lot of space for that money.”

The property’s strata title structure positioned it as an accessible entry point for buyers priced out of Randwick’s freestanding house market, where the median house price sits at $3.95 million.

Four bidders, three still searching

The auction, held at Century 21 Armstrong-Smith’s in-room auction centre in Bondi Junction, delivered the property to a young couple purchasing their first home.

Three unsuccessful registered bidders remain active in the market, all seeking family homes in and around Randwick.

“There’s certainly people looking to upsize to great family homes in the area,” Nicholas said.

“Quality homes in the area are still selling very well regardless of what is happening in the world.”

The 30-day campaign timeline reflected Nicholas’s confidence in the preparation work and the property’s appeal to Randwick’s active buyer pool.

The vendor’s willingness to invest in presentation before listing created the platform for the competitive auction result.
