Ray White Albion Park Head Property Manager Montana Skimmings says the secret to her success is looking after the properties she manages as if they are her own

On getting into real estate
Coming from a hospitality function co-ordinator background, I was given the opportunity to work as administrator for Ray White Albion Park, an award-winning agency. With this opportunity I discovered a passion for property management and my transition to property officer came quickly.

Our dynamic team formed the number one property management department in the area. Another opportunity arose to become head property manager and new business development manager. Within my first six months of this role our team were number one in three additional suburbs. We leased the most properties in one month and achieved financially our largest month on record.

The happiest moment in my career
Building our property management team to where it is today. I am extremely proud of everything we do and have complete faith in what we offer as a team. However, nothing beats the satisfaction of calling a tenant to let them know they have been approved for a property – at times, I don’t know who gets more excited.

The most memorable moment
69 Scenic Crescent, Albion Park. With this premium property I was up against all agents in the area. We won the listing, achieving a premium price and leasing it under a week. We had almost triple the amount of prospective tenants attend the inspection than our average amount. Both landlord and tenant were over the moon about the outcome.

Best advice she’s received
Do not forget to be yourself ! It is the most important quality that tenants and landlords appreciate when dealing with either party.

Biggest challenge
Keeping ahead of marketplace interrupters. Now, with the modern day technology, there are property management platforms which are offering low standards to manage properties, but they do not cover landlords when things go wrong. We can conquer this by making sure landlords are aware of the full service we provide with a dedicated property manager, making sure we provide the full service and continuing to go beyond expectations.

Change for good?
Laws in place to cover landlords. Under the Residential Tenancies Act 2010 and the Residential Tenancies Regulations, I find a lot of laws are definitely in the tenants’ favor. Fair protection is needed for the landlords as well.

‘Elite’ agent means
An elite agent is not only a successful agent, it is somebody who has a genuine love and passion for the industry, as well as somebody who looks after their tenants, landlords and properties as if they are their own.
