Lockdown inspires innovative virtual tour in Melbourne

‘Innovation’ has proved the catch-cry of 2020 and for Victorian agent Angela Limanis a foray into the virtual is reaping very real success.

On Saturday, the Ray White Cheltenham sales agent and auctioneer, along with her associate Dylan Jansma, hosted a live virtual inspection of a beautiful three-bedroom home in south-east Melbourne, attracting 23 potential buyers in the process. 

The innovative tour of 6 Sunray Ave, Cheltenham – streamed live on YouTube and Facebook –  was made possible as the sellers Paul and Lenka Mitsakis facilitated the tour of their fully renovated home on their phone while Ms Limanis ran the commentary and took questions.

Some 23 groups of buyers watched the online tour and three buyers immediately signed up for a private inspection straight afterwards.

Ms Limanis will get the buyers through the house in person as soon as the lockdown is over. 

For the sellers it was a no brainer as they “had nothing to lose”, according to Mr Mitsakis, a demolition expert and his wife Lenka, a nurse.

“It was a great initiative with 23 buyers watching on from the safety of their own home. We had nothing to lose by showing people our home. We put our home up for sale just prior to the Stage 4 lockdown and only a few groups had managed to come through in person,” he said.

“We are looking at moving to Mt Eliza when we have sold as we’d like a bigger block. We finished our renovation here and we are really happy with how it came up.

Ms Limanis said she had not stopped working hard for her sellers during lockdown.

“Saturday is normally the day I meet my buyers, and I still did that today, just online and over the phone,” she explained.

“I am not expecting to sell the house after a virtual tour but it will assist the campaign for sure.  

“We are trying to be proactive and look for new and easy ways for people to view our stock. We used the StreamYard app, and with one click of a button I boosted it across social media and live streamed through Facebook and YouTube. 

“Just like an open home, we set the time and people tune din from their own homes.”
