Josh Mana team joins Queensland Sotheby’s International Realty

When it comes to the reason why Josh Mana entered the world of real estate, he both blames and credits his wife, Carrie.

“I was a refrigeration air-conditioning technician in my early 20s and eventually got out of the trade in NSW when I moved to the Gold Coast,” Mr Mana said.

“My wife, Carrie, was in property management and administration in her 20s.”

Long story short, Mr Mana made contacts in the real estate world through his wife and decided he had the skills to become an agent.

“Since then I’ve worked side by side with Carrie,” Mr Mana said.

For the last 16 years Mr Mana has worked within this fast-paced sector, but one thing has always remained the same – his determination to exceed expectations.

For Mr Mana and his equally dedicated team, what matters most is the client experience.

He prides himself on working tirelessly to get exceptional results, but at the same time, is on hand to guide his clients through the sales experience with his bespoke approaches that stand out in a crowded marketplace.

Having worked with some of the largest real estate brands on the east coast of Australia and with many of the country’s most esteemed agents, Mr Mana has been privy to a superior array of marketing and sales methods.

“I would go and learn from people doing better than us, to gain those skills,” he said.

As a team of three that includes Mr Mana, his wife Carrie, and Brie Stanton, they have honed their processes back on the Gold Coast, to a high level of customer service and this is what they plan to bring to the Queensland Sotheby’s International Realty team.

Mrs Mana works closely with Mr Mana to provide their buyers and vendors with a method-based sales strategy. Identifying and meeting goals and needs in the transaction is paramount.

This is only achieved through close attention to the details.

“My focus is on perfecting the behind-the-scenes processes of a sale to form a complete picture before a sale takes place,” Mrs Mana said.

“My job is to coordinate all the moving parts that prepare Josh and the vendor to place a property for the market, then ensuring all property visits and open homes work like clockwork.

“Overall, I need to understand the purchasing circumstances of the buyer and the seller so that once we have an accepted contract, I can work with conveyancing solicitors to keep that process move along for both parties.”

Ms Stanton is another member of the team who lives and breathes real estate.

An example of the work the team do that ensures they go above and beyond on behalf of their clients was in the sale of 181 Tallai Road, Tallai.

“This was a really important sale to us as the husband/father was in the UK where the rest of the family was relocating to,” Mrs Mana explained.

“Therefore, we wanted to achieve a favourable outcome in a timely manner, so we could reunite the whole family back together again and they could start their next chapter in the UK.

“It sold for $1,280,000 during the COVID-19 lockdown.”

Mr Mana said he is looking forward to being able to offer his clients access to the global network of buyers that Sotheby’s International Realty offers.

“We are dealing with many luxury clients here on the Gold Coast, so with Sotheby’s I am looking forward to offering access to a larger pool of buyers, both nationally and internationally,” he said.

“Sotheby’s is well-known for luxury properties, their auction houses and their high quality of service and that’s what we are about.”

The Manas have two young children, Paige (five years) and Aiden (three years) and the Gold Coast is where they plan to raise them.

“Paige is going to be an amazing businesswoman when she gets older and Aiden is my little hugger,” Mr Mana said.

They are very much a beach and nature-loving family, according to Mr Mana.

“We live at Broadbeach and I am at the beach every morning,” he said.

“The kids are at preschool and primary school, and we juggle the business alongside the family.

“If I am not showing properties, we are in the bush or at the beach.”

Mr Mana said the team’s goal on the Gold Coast is to replicate the success they had in Newcastle.

“The vast majority of our business in Newcastle was repeat business,” Mr Mana said.

“We are looking to rebuild that here on the Gold Coast.”

Mr Mana said from a team point of view, they are ready to deal with rapid growth and at the same time not drop their level of service.

“My first job was at McDonalds and their systems and processes make running their business very simple,” Mr Mana said.

The team know what their roles are and they have combined their own processes to offer their high level luxury service.
