Point Cook house sells sight unseen to interstate buyer after strategic renovation lifts value by $80,000

Jazz Singh has sold a three-bedroom house in Point Cook for $762,000 after guiding the vendors through $13,000 in targeted pre-sale renovations that delivered an $80,000-$90,000 uplift and attracted an interstate buyer who purchased sight unseen.

Jazz Singh knew the three-bedroom house at 9 Sandra Court had challenges. The property sat on a irregular-shaped block with the house pushed to the rear, leaving vacant land at the front that would make buyers pause. Most unrenovated homes in the area were selling for $650,000-$680,000, and this one needed work.

But Jazz saw potential where others might have seen problems.

The renovation strategy

Using what Jazz calls his 21-step maximisation process, he sat down with the vendors and mapped out exactly where to spend — and where not to.

“The gardens were like jungles,” Jazz said. “We got a landscaper on site and discussed multiple options for what would be cost-effective. It was all my vision on the property — I guided the tradies on the budget we had and what look we wanted to achieve.”

The front land became the hero. Jazz created a beach-house aesthetic with rocks, privacy fencing on one side, and a barbecue area that turned the awkward block into a lifestyle proposition. Inside, the house was repainted. The total spend: $13,000.

“We added the funds to the areas which would add value and increase the potential of the sale price,” Jazz said. “It was strategically done — not a stock-standard renovation where people get it wrong.”

Jazz also project-managed the entire renovation for the vendors at no additional cost and offered them a pay-later option through Realty Assist, so they didn’t need to spend cash upfront.

The marketing campaign

Once the property was ready, Jazz went all-in on digital. Drone photography captured the lifestyle appeal from angles that made the block work visually. A full video walkthrough and a 360 virtual tour meant interstate buyers could inspect without flying down.

“We used email blasts, SMS to the local community, high-quality photographs, and the virtual tour was sent to interstate buyers as well,” Jazz said.

The strategy worked. Four to five buyers registered interest, but the winning offer came from a buyer’s agent in New South Wales whose client purchased entirely on the virtual tour.

“The buyer’s agent saw the value in the location, and given the renovation was already done, it was a no-brainer for their client,” Jazz said. “They were more confident buying a property which didn’t need work and was in the right location.”

What buyers noticed

Buyers kept coming back to the same theme: the property felt bigger than it was.

“Even though the property is small, it offers a lifestyle and privacy,” Jazz said. “The front garden was completely converted into more of a lifestyle space. The rocky look was giving a full Queensland or beach-house feel. That was the game changer.”

Buyers who might have dismissed the odd-shaped block started seeing how they could actually use the space.

The result

The property went under contract on 17 March after just 17-18 days on market. The vendors, who hadn’t been directly involved in the renovation process, were thrilled.

“When we delivered the offer to them, they were happy they’d achieved way above market,” Jazz said. “They accepted the offer straight away.”

Point Cook outlook

Point Cook is a family-oriented suburb 27 kilometres southwest of Melbourne’s CBD, popular with young families for its proximity to freeways, quality schools, and well-maintained parks. The area’s demographic skews young, with 36 per cent of residents under 20, and the suburb continues to attract strong buyer interest across the $650,000-$800,000 price bracket for three-bedroom homes.
