“They were very worried their property could sell for that same figure,” Jatin said.

Rather than letting the comparable weigh down expectations, Jatin used it as a benchmark to demonstrate value — and the strategy paid off. The four-bedroom, three-bathroom, two-car townhouse at 65 Antares Parade went under contract after 29 days on market, settling $35,000 above the neighbouring result.

Why portal enquiry was never part of the plan

Jatin’s approach bypassed traditional portal-driven enquiry in favour of direct outreach to buyers already active in the area.

“We arranged some private inspections and brought in under-bidders from other property auctions we’d conducted,” he said.

“Internal database marketing is the king now. Not all buyers are looking only online — some are working with agents exclusively.”

The shift reflects broader changes Jatin is seeing across Kalkallo, where properties are moving faster than the suburb’s historical norm despite a cooling Melbourne market.

Jatin says the pace of sales in Kalkallo is unusually brisk by the suburb’s historical standards — and that staying close to buyer databases is now essential.

“The market is definitely changing and challenging, so we need to make sure we’re constantly in touch with our buyers,” he said.
