Lower North Shore family commits $7.1m for Seaforth harbourside estate with renovation vision

Jason Guildea has sold a seven-bedroom harbourside estate at 19 Edgecliffe Esplanade, Seaforth for $7.1 million, securing a lower North Shore family who saw long-term potential in the property.

Jason Guildea knew this campaign would require patience. A seven-bedroom harbourside estate at 19 Edgecliffe Esplanade, Seaforth had everything premium buyers look for—stunning views across Middle Harbour to Balmoral Beach and Middle Head, almost 550 square metres of living space, pool, spa, sauna, and a half-court basketball court.

But three interest rate rises had shifted buyer behaviour, and Jason needed to find someone who could see the long-term value.

The property sold for $7.1 million via private treaty to a lower North Shore family who’d just sold their own home. They viewed the estate four times over three weeks before committing.

“They loved the location, the views and the opportunity to renovate the house over time to maximise their space and views,” Jason said.

Strong interest despite market headwinds

The campaign attracted attention from both local Sydney-wide buyers and overseas purchasers. With a price guide of $7 million to $7.3 million, the property generated multiple expressions of interest throughout the listing period.

What stood out most to prospective buyers? The harbour views and the sheer size of the property—features that positioned the home in Seaforth’s premium tier.

Jason’s challenge was managing vendor expectations through a slower market while maintaining confidence that the right buyer would emerge. The success came from identifying a family with genuine urgency and the financial capacity to move quickly once they’d made their decision.

Premium Seaforth positioning

Seaforth sits in a blue-chip harbourside pocket with panoramic Middle Harbour views, about 10 minutes to Manly Beach and 20 minutes to Sydney’s CBD. The suburb’s median house values have risen more than 40 per cent over five years, reflecting strong demand for established family homes in prestige waterfront locations.

The property features seven bedrooms, five bathrooms, and two separate double garages across a 765-square-metre block. Beyond the main residence, the estate includes a swimming pool, spa, sauna, and basketball practice area—amenities that appealed to the family buyers planning a long-term renovation project.

With easy access to Seaforth Village and Middle Harbour waterfront reserves, the location offered the lifestyle balance the buyers were seeking.

Timing and qualified buyers

While the campaign took longer than the vendors initially hoped, Jason’s strategy focused on finding a buyer whose timing aligned with what the sellers needed. The lower North Shore family had just sold, giving them both the urgency to move and the financial certainty to commit.

The buyers’ four inspections over three weeks demonstrated serious intent. By the time they made their decision, Jason had built enough rapport to understand their renovation vision and match it to the property’s potential.

Contracts exchanged on 4 June, and the vendors were delighted to move forward with their futures.

For Jason, the sale reinforced a fundamental truth about premium property marketing—sometimes the best result comes from waiting for the buyer who can see what others miss.
