David Sharma has sold a seven-bedroom house at 211 Woods Road, Yagoona for $2,418,000 via auction, leveraging his branch network to attract buyers with capacity for the suburb’s rare high-end market.
The property needed substantial modernisation. But David saw past the immediate work to position it as a value-add opportunity in a market where new builds are costly and large family homes are tightly held.
The database approach
David says his team has sold more homes above $2 million in the Bankstown region than any other agency. That track record gave him access to a database of qualified buyers — and the insight to know Yagoona itself wouldn’t generate enough high-end interest.
“We have access to buyers from outside the area through our system of branch offices in the inner west and St George,” David said.
He contacted more than 100 buyers from those networks, generating 49 enquiries on Domain and 67 on realestate.com.au. The marketing campaign utilised Audience Maximiser and Domain Social Boost to amplify reach beyond the immediate suburb.
Buyers commented most on the 771-square-metre block and the sheer size of the house — seven bedrooms, five bathrooms, multiple living zones, pool, and self-contained studio.
Framing the opportunity
With renovation costs front of mind for every inspection, David reframed the conversation around scarcity and long-term value.
“The opportunity cost with not a lot of newer homes or with the cost of building — buying a house with solid structure or solid bones and modernising it would have better value-add opportunity,” he said.
He asked buyers to consider how long it would take to find this type of land and this type of home again, and what their financial position would be if the market improved while they kept searching.
The successful buyer — a family from outside Yagoona seeking a large family home — understood the property’s scarcity. They also recognised they’d face stronger competition for anything newer.
“The buyer understood that this type of home would be difficult to find,” David said.
“The buyer also understood that he would be competing with a larger pool of buyers for anything that was newer in age. And the property is well positioned. If he’s in a position to buy today, he’s better off buying today because there are cycles in the property market. But ultimately, over a 10-15 year period, it will be insignificant.”
Auction day momentum
David issued 13 contracts. Eight parties registered to bid. Four competed actively on auction day.
The fast momentum signalled early that the campaign had worked. The presence of so many interested parties — both bidders and watchers — created the competitive tension needed.
“Sellers were ecstatic,” David said.
“They put their trust in me being a top performing agent in Yagoona and a strong number of reviews, plus they felt comfort in the knowledge that I was able to provide and my strategy that I was presenting. So they were quite confident.”
The Yagoona market view
Yagoona sits in the Canterbury-Bankstown Council area, a family-oriented suburb where large blocks and spacious homes appeal to multi-generational households. The suburb offers train station access, nearby schools including Birrong Public School catchment, and shopping at Bass Hill Plaza.
