Angela Proudman has sold a three-bedroom house at 102 Cherry Street, Ballina, for $1.23 million, driven by a garden the owners spent years creating.
The preparation story that started 12 months early
The young family didn’t want a long campaign with multiple open homes. They didn’t need one. Angela had been working with them for over 12 months, watching the property improve each time she visited — not because she’d handed them a checklist, but because they were genuinely building a home for themselves.
“Every time I went to see them, the house was improving even more and more,” Angela said.
The garden became the hero. On a 604-square-metre block, the owners had created distinct zones that made the space feel like acreage. The indoor-outdoor flow and sense of privacy turned what could have been a standard three-bedroom, one-bathroom listing into something buyers described as a private oasis.
Testing the market before going live
Angela’s original price guide sat at $1 million to $1.1 million. Then she shared the property off-market with a few buyers to gauge their reaction.
The response she received changed everything.
“The emotional pull gave me the confidence to increase the marketed price,” Angela said.
Buyers commented on how private it felt, how low-maintenance the layout was, and how the indoor-outdoor connection worked. The proximity to Ballina’s town centre, river and schools added practical appeal to the emotional draw.
Angela lifted the price guide to $1.175 million to $1.25 million before the first open home.
An early offer and two weeks of negotiation
An offer came through after the first open home. A second buyer entered the process, and Angela managed a two-week negotiation between two buyers. The final sale at $1.23 million sits well above the suburb’s $922,000 median house price, reflecting both the property’s central location and the emotional connection the garden created.
A Ballina address with Northern Rivers appeal
The established central Ballina address sits within walking distance of the Richmond River, farmers’ markets, local schools and town-centre services. The Northern Rivers location offers a relaxed coastal character similar to Byron Bay’s hinterland appeal, with regional airport access and riverfront lifestyle amenities nearby.
What the result means for sellers
For the young family, the outcome delivered confidence to move into their next chapter. For Angela, the sale demonstrated what happens when trust is built over time rather than rushed.
“They trusted me every step of the way because I built that trust with them over 12 months,” Angela said. “Obviously it was hard for them to sell their beautiful family home that they worked so hard for, but getting such a good result made them feel confident to move to the next step.”
The lesson for future Ballina sellers: emotional authenticity beats staged presentation. Buyers respond to spaces that feel genuine, and agents who take time to understand what makes a property special — not just how it looks in photos — are the ones who deliver results that exceed expectations.
