The College Makes It Easier To Get Deals Across The Line!

With more and more savvy buyers in the market place, it is important for Agents to stay up to speed with their buyers so they can effectively communicate the proposed transaction between buyer and seller to ensure the transaction is completed.

Luke Gilford from The Australian College of Property and Finance (The College) notes a marked disparity in the knowledge levels of Buyers, Agents and Sellers, and too often Agents sit helplessly watching as deals fall over or sit unmoving due to the lack of know-how of buyers, vendors and their team.

The College has predominantly been focused on educating existing owners/ investors to unravel themselves from the mess of incorrect finance, ownership, tax and/or cash-flow structures, alleviate unnecessary financial hardship, and turn out over $250 million in deals.

However, Luke Gilford, Principal of The College realises that while his Students are savvy about using great strategies to create win-wins for both Buyer and Seller, they are now experiencing the difficulties in articulating their intention
as well as the logistics of carrying it out, to the Agent and subsequently the Vendor. This breakdown in the line of communication inadvertently results in a deal falling over.

As a result, The College is now opening its doors to Real Estate Professionals, whose role in a property transaction is pivotal to its success. At the recent AREC Conference in May, Luke Gilford said that The College attended the event for a number of reasons, namely to meet Real Estate Professionals who already had the mindset for Professional Development and the importance of ongoing learning.

Why this is important is The College takes the Harvard approach to education; entry into The College is by Application Only. But unlike Harvard, entry is not based on past experience or available funds; it is based on mindset, on your approach to life and willingness to learn.

Luke Gilford says, โ€œSometimes we get stuck in a rut, unable to see the wood for the trees. Sometimes we do nothing, unwilling to take action out of fear of failure. Often it is the things we donโ€™t know that we donโ€™t know that can free us from this status quo.โ€
