Lauren Wild: Building success through community connections

Lauren Wild has always understood the power of community, and it's this approach that has helped her build a thriving business in Mornington.

Since joining Area Specialist three months ago, Ms Wild has achieved her biggest month in real estate, selling $10 million worth of property.

“It’s honestly life-changing,” Ms Wild said.

“Now that I’m not hidden behind somebody else’s franchise brand, my name is so out there that people are seeing me everywhere.โ€

Ms Wild’s journey in real estate began when she was just 19 years old, after a chance meeting with an agent at a friend’s birthday party.

“I’d always done sales, but just at retail stores. I used to love selling and upselling,” she said.

After getting an opportunity with a local agent, her career took off quickly, and she started looking at ways to get into ownership.

At just 24 years old, Ms Wild took her first step into business ownership after identifying an opportunity to build a rent roll from scratch.

“I went to the business owner with a proposal and said, ‘Look, if I grow it to a hundred by Christmas, then I would be able to use half of that asset to buy you out,'” she said.

“He was like, ‘okay, see how you go,’ and we shook on it.”

Ms Wild not only met her target but went on to grow the rent roll to 460 properties before selling it in 2023.

After years of running her own business, Ms Wild found herself back in a franchise model that didn’t align with her entrepreneurial spirit.

“Franchise models, their typical setup is just not for me,” she said.

“I agree wholeheartedly with Michael Choi’s approach,โ€ she said.

โ€œYou work so hard and then 50 per cent gets taken away, and then you get PAYG, you get taxed on top of that.

โ€œYou still have to pay for your assistant and marketing. The numbers just don’t work for how hard we work.”

Ms Wild specialises in the Mornington area, working primarily with second and third-home buyers rather than first-time buyers.

“We sort of see downsizers and upsizers,โ€ she said.

โ€œThere’s a clear difference between families on non-beachside Mornington, and then there’s your aging demographic or couples that are on beachside Mornington.

“But the whole area’s a great area to live in. You just can’t go wrong.”

What sets Ms Wild apart is her deep commitment to community, which has become the foundation of her business.

“I’ve grown my entire business off networking and the people that I know,” she said.

“I’ve really made sure that I invested a lot of time into the community.

โ€œI’ve got a networking group called Wild Women in Business, we host awards nights, and I’m really ingrained in the community.”

This community focus, combined with her publishing business, has created a powerful platform for her real estate career.

“I don’t do any prospecting calls. I work solely off referrals and people that I know,” Ms Wild said.

“Because I’ve ingrained myself so much in the community, the branding with Area Specialist has completely elevated everything.”

Despite her busy life, Ms Wild manages to balance her real estate career with family responsibilities and other business interests.

“I manage real estate, I’ve got a 5-year-old, a 3-year-old, I have a husband, and I’ve also got a publishing business as well,” she said.

“I came from commission housing. I did not get given any opportunities.

โ€œI had to work hard for it.”

Since joining Area Specialist, Ms Wild has embraced the model while maintaining her unique approach to business.

For Ms Wild, the freedom to build her brand while leveraging the support of Area Specialist has proven to be the perfect combination for success.

“People now really associate me with real estate, whereas before they might have associated me more with community and publishing or marketing,” she said.

“It’s unbelievable how it’s completely flipped overnight.”
