Vivien Yap: Don’t give up

High-profile $15.6 million sale most memorable moment for Ray White Dalkeith \ Claremont agent

On getting into real estate
Real estate chose me, as this is not my first career. Real Estate came to me as my friend recommended I do the real estate course as he had a home for me to sell.

The happiest moment in my career
Helping clients. One of the most satisfying was helping my client sell her home just in time, as the banks were about to step in the next day. She never shared this with me until after the sale was completed as she did not want to add more pressure.

The most memorable moment
Selling 2 Bayview Terrace, Peppermint Grove. The block was on Perth’s Swan River, once home to the mansion dubbed Taj on Swan which was sold through the auction process for $17 million. It’s an iconic site. More than 300 people attended the auction and it was passed in at $15.6 million due to many television crews filming the process and the high-profile buyers who wanted to remain anonymous at the time of bidding.

There were four registered bidders in which three buyers bid competitively on the day, although there were multiple offers prior to the auction. Two buyers only decided to bid due to the excitement of the crowd, as they refused to place an offer forward and the buyer who placed an offer prior to auction also bid on the day! I had been working with the buyer for more than two years. He was the ultimate buyer, being the highest bidder on the day of the auction, negotiating with him amongst two other buyers after the auction which resulted in a sale. Adrenaline-pumping competitive tension was certainly evident on auction day!

Best advice she’s received
